How to Maintain Your Epoxy Floor for Long-Lasting Results
May 12, 2025

You’ve invested in a professional epoxy or polyaspartic floor coating for your garage, patio, or commercial space—congrats! With its sleek appearance, stain resistance, and durability, your floor is built to last. But like any investment, a little maintenance goes a long way.

At DFW Flake & Epoxy Floor Coatings, we want your floor to look and perform like new for years to come. This guide shares the best tips for maintaining epoxy floors, keeping them shiny, safe, and strong across every season.

1. Keep It Clean With Routine Sweeping and Mopping

Even though epoxy floors are non-porous and stain-resistant, dust, grit, and grime can still build up on the surface—especially in garages or high-traffic areas.

Simple weekly care includes:

  • Sweeping with a soft-bristle broom or dust mop
  • Using a microfiber mop with warm water for deeper cleaning
  • Spot-cleaning spills immediately with a soft cloth or mop

Avoid rough brooms or dirty mops that could scratch or leave streaks.

2. Use Gentle Cleaners—Avoid Harsh Chemicals

One of the best things about epoxy is how easy it is to clean. In most cases, you don’t need bleach, ammonia, or strong degreasers.

Use:

  • A mixture of water and mild dish soap or a pH-neutral cleaner
  • A soft mop or non-abrasive pad

Avoid:

  • Acidic cleaners (like vinegar or citrus-based products)
  • Abrasive scrubbing pads or wire brushes
  • Harsh chemicals like acetone or paint thinners

These can dull the shine or damage the protective topcoat.

3. Place Floor Mats or Pads Under Tires and Furniture

Protect high-wear areas with mats or pads to extend your coating’s life. This is especially important if your floor experiences:

  • Hot tire pickup (common in garages)
  • Heavy toolboxes, jacks, or gym equipment
  • Outdoor furniture legs or grills on patios

We recommend rubber or vinyl pads that won’t stick to or discolor the coating.

4. Avoid Dragging Sharp or Heavy Items

Epoxy floors are durable—but they’re not invincible. Dragging heavy equipment, sharp metal objects, or tools can scratch or chip the surface.

Instead, lift and carry, or use furniture sliders when rearranging large items.

5. Watch for Standing Water or Chemical Spills

While our epoxy and polyaspartic coatings are moisture-resistant, it’s still good practice to:

  • Mop up water from snow, rain, or spills quickly
  • Clean up oil, gas, or chemical drips before they set
  • Use a garage squeegee to guide liquids toward a floor drain

This prevents surface buildup and protects the shine long-term.

6. Consider Annual Deep Cleaning or Touch-Ups

Every 12–18 months, we recommend:

  • A professional deep clean or buff
  • Inspecting for minor chips, dull spots, or abrasions
  • Reapplying topcoat if your floor sees heavy use

This is a great time to contact DFW Flake & Epoxy—we’re happy to inspect and maintain floors we’ve installed.

Bonus Tip: Keep It Cool in DFW Heat

If you’re in Dallas–Fort Worth, your garage or patio can get hot. High temps won’t hurt a properly installed polyaspartic or epoxy floor, but reducing direct sunlight and heat exposure (with shades, awnings, or ventilation) helps maintain color and texture even longer.

Epoxy floors are famously low-maintenance—but with just a few simple habits, you’ll keep your floor looking fresh and flawless for years. Whether it’s your garage, patio, or commercial space, a little care protects your investment and preserves curb appeal.
